Who’s The Buyer?
(Grand Ballroom AB)

Whether it’s the product (recreational resort or urban hotel project) or the ownership structure (whole, fractional, timeshare) the ultimate determinant of success is buyer preference. To successfully design, sell or market these concepts all depends on knowing the trends, the preferences and the needs that govern buyer behaviour.

Join
Andrew Ramlo, Director of Urban Futures Institute in a fast-paced discussion of changes and trends that are setting the stage for the demographic landscape in the medium and long-term future. What are the demographic and socio-graphic factors that will influence buyer behavior? How will product need to be positioned? Who are the buyers of hotel and resort-based real estate over the next decade? If success is part of your plan, this is a futurist you won’t want to miss.

MICHAEL CAMPBELL, BCTV’s Senior Business Analyst and radio host of Money Talks, Canada's top rated business show, leads a group of influential players in the development and positioning of western Canadian resorts through a thought provoking exchange on the past and the future.

The panel that reads like a who’s who of Canadian industry includes GUY TURCOTTE, President of Stone Creek Resorts Clubs- one of Canada’s most prominent and successful business leaders, MICHAEL COYLE—the man who redefined the concept of resort marketing and invented new ways of marketing and selling resort real estate, BRAD PELLETIER—former Managing Director of IMG Sports in Canada and named one of the most influential people in golf by the National Post and JAKE CHALMERS—CEO of Vancouver branding firm Envisioning + Storytelling, who readily shares his sentiments that many firms have a hard time introducing new products and services because they can’t explain why they exist.

These forces are radically changing how we interact with our guests, staff and suppliers in remarkable ways as well as how guests interact with the property itself. This session will start with an entertaining look at social media’s influence, examine best practices and finish with a look at how and why technology is influencing the design and construction of spaces.

C2: Resort Real Estate - Consumer Trends Emerging From The Economic Crisis
(Grand Ballroom D)

In the spring of 2009 the Kelsey & Norden Resort Real Estate Survey was launched, in an effort to gauge the opinions of industry experts in the wake of the greatest economic crisis experienced by the resort residential industry. These efforts were continued in the fall of 2009 and spring of 2010, at which point the survey was extended to include the consumer databases of 20 top-tier resort property developers throughout the US, Canada and beyond. Claire Humber of SE Group will present a summary of the results of this effort to date including the “just in” results of the fourth industry survey launched in September 2011, providing valuable insight intinto changing consumer sentiment and market conditions, as well as the strategies that may be deployed to respond to these rapid changes.
