Silvana D'Alimonte has over 15 years of commercial real estate experience, and has worked on a wide variety of transactions, with an emphasis on real estate financings, joint ventures, acquisitions and dispositions of commercial real estate properties, receivership sales, security enforcement and restructurings. Silvana is committed to providing clients with timely, high-quality service, and strives to provide practical, effective advice to help achieve the client's goal.

The following transactions are representative of Silvana's practice:

* Straumur-Burðarás Investment Bank hf., Icelandic commercial bank, C$252-million mezzanine and bridge credit facilities to Versacold and Atlas Cold Storage group of companies secured by Canadian, U.S., Australian and New Zealand assets

* CDPQ Mortgage Corporation's C$405-million financing of five Westin hotels: Westin Harbour Castle and Convention Centre, Westin Bayshore, Westin Calgary, Westin Edmonton and Westin Ottawa

* Acts for a foreign investor in the acquisition of joint venture interests in office/retail properties in Ontario and Quebec

* Legacy Hotel REIT's C$335-million financing of seven of its hotel properties: Fairmont Waterfront, Fairmont Macdonald, Fairmont Château Laurier, Delta Toronto East, Fairmont Queen Elizabeth, Delta Centre Ville and Delta Halifax, and subsequent C$45-million financing of Fairmont Palliser

* Aareal Bank financings, including C$83.3-million acquisition financing of Four Seasons Hotel, Toronto; C$100-million financing of Airway Centre office complex, Mississauga; C$81.2-million acquisition and renovation financing of eight hotel properties in Ontario, Manitoba and Quebec; and C$87.5-million acquisition financing of Holiday Inn on King, Toronto

* CIBCDC joint ventures involving 12 retail locations

* CIBCDC sale of seven shopping centres (in Ontario and Quebec) to a REIT

* CIBC sale of real property portfolio

* OMERS acquisition of Hammerson Canada Inc.

* OMERS C$1.5-billion joint ventures of Square One Shopping Centre, Yorkdale Shopping Centre and Scarborough Town Centre

* Brampton Industrial Lands, Brampton - receivership sales for CIBC of over 450 acres of vacant industrial land, including servicing/subdivision work

* Royal Oak Mines interim receivership - sale of numerous mining properties in Canada

* Residential Development Lands, Maple and Toronto, Ontario - set up of partnerships and transfer to partnerships of development lands

Professional Achievements

Silvana has written numerous articles on real estate matters, including loans to joint ventures, due diligence in real estate financings and tendering in an electronic registration environment. As well, Silvana has spoken at several conferences held by The Law Society of Upper Canada, the Canadian Institute, Federated Press and the Ontario Bar Association. Silvana has also spoken extensively on various real estate matters at student and associate training seminars. Silvana is a member of the Toronto chapter of Commercial Real Estate Women.
